This Privacy Policy explains how Elain Dubensky, a real estate sales associate with Turks & Caicos Sotheby’s International Realty (“we”, “us”, “our”), collects, uses and protects personal information when you visit gracebayrealtor.com (the “Site”), contact us, sign up for our updates, or respond to our advertising, including on LinkedIn.

Information we collect

Information you give us. When you fill in a form on the Site (such as the contact form, a home evaluation request or the monthly Condo Value Report sign-up), submit a lead form on LinkedIn or another platform, or email or call us, we collect the details you provide. This may include your name, email address, phone number, property interests, budget or timeline, and anything you include in your message.

Information collected automatically. When you use the Site, we and our service providers may collect technical information such as your IP address, browser and device type, pages viewed, referring website, and the date and time of your visit. This is collected through cookies, pixels and similar technologies, including Google Analytics (via Google Site Kit), Metricool, and advertising tags such as the LinkedIn Insight Tag.

How we use your information

• To respond to your enquiries and provide real estate services you request.
• To send you property information, market updates and the Condo Value Report you signed up for.
• To understand how visitors use the Site and improve it.
• To measure and improve our advertising, including LinkedIn ads, and to show relevant ads to people who have visited the Site.
• To comply with legal, regulatory and brokerage obligations.

How we share your information

We do not sell your personal information. We may share it with:

• Turks & Caicos Sotheby’s International Realty, the brokerage Elain works with, where needed to assist you with a transaction.
• Service providers who help us run the Site, email and marketing (for example website hosting, email delivery, analytics and listing/MLS search providers), under appropriate confidentiality.
• Advertising and social media platforms such as LinkedIn, Google and Meta, which may use information collected by their tags to measure ad performance and build audiences, subject to their own privacy policies.
• Other parties to a property transaction (such as attorneys or other agents) with your knowledge, or authorities where required by law.

Cookies and your choices

You can block or delete cookies in your browser settings; some parts of the Site may then not work as intended. You can opt out of Google Analytics at tools.google.com/dlpage/gaoptout and manage LinkedIn ad preferences in your LinkedIn advertising settings.

You can unsubscribe from our emails at any time using the link in any email or by contacting us.

How long we keep information

We keep personal information only as long as needed for the purposes above, including any legal, accounting or brokerage record-keeping requirements, and then delete or anonymise it.

Your rights

Depending on where you live, you may have the right to access, correct or delete your personal information, to object to or restrict certain uses, or to withdraw consent. To make a request, email elain@tcsothebysrealty.com. We will respond within a reasonable time.

Security and international transfers

We use reasonable measures to protect your information, but no method of transmission or storage is completely secure. Our service providers may process information outside the Turks and Caicos Islands, including in the United States.

Children

The Site is not directed to children under 16, and we do not knowingly collect their personal information.
